$14.5 million housing groundbreaking formally launches new era in Daviess County to boost attraction, economic growth

WASHINGTON, Indiana – “With this ground-breaking, Daviess County and the city of Washington enter a new era for workforce attraction and growth,” said Bryant Niehoff, executive director of the Daviess County Economic Development Corporation. Executives of Simplified Developments LLC, a family-owned residential development company in Gibson County, were on hand June 15 with local elected officials, business executives and economic development professionals to celebrate the beginning of the first phase of new construction.

The two-phase $14.5 million project will open 143 new market-rate apartment units and amenities to the east side of Washington. The Cypress Point development marks the first new large-scale market rate apartment construction in several years, according to Niehoff.

The Cypress Point housing project will include six apartment buildings with 24 units per building offering 1,000-1,200 sq. ft. apartments in 1–3-bedroom configurations, according to Phil Reinbrecht, president of Simplified Developments.

“These new apartments will serve as an excellent option for professionals, young families, and individuals of all ages looking for a place to grow,” said Niehoff. “The Cypress Point project will create critical capacity for Washington to attract and retain talent, and step into jobs that are both available and being created in the community.”

Simplified Developments LLC, worked with Niehoff and Washington Mayor David Rhoads for more than a year to plan the project and address details.

“This two-phase project strategically matches our core expertise and experience,” said Reinbrecht. “The city of Washington and the Daviess County Economic Development Corporation helped us assemble a mutually beneficial plan that will benefit the community for many years to come.”

The Washington Redevelopment Commission and City Council approved the key elements of TIF-funded infrastructure support and a tax abatement.

“This project had a lot of moving parts, but we got it done by working together. This project is a major step forward for the city of Washington,” said Mayor Rhoads. “We look forward to working with Simplified Developments to make Cypress Point a major success.”

Simplified Developments has completed and operates similar housing developments in Haubstadt (north of Evansville) and Princeton.

“We’ve got a great partnership in place,” said Mayor Rhoads.
